Fully Managed Lettings in East Sussex
Fully managed lettings for landlords in Brighton and Hove, Eastbourne, Hastings and Lewes.
East Sussex is anchored by Brighton and Hove, a city with two universities, a large hospital and one of the biggest digital and creative employment clusters outside London. Along the coast, Eastbourne and Hastings have their own hospitals, colleges and regeneration programmes, each bringing people who need a home for a fixed period.
Alali Homes manages properties across East Sussex for vetted professional occupants. We look after the property and the people staying in it throughout, and you see every month's income in your landlord portal.
Where the demand in East Sussex comes from
Brighton's universities and digital sector
The University of Sussex, the University of Brighton and the city's technology and creative companies bring academics, researchers and relocating professionals who want a furnished, managed home for a term or a contract.
Hospitals and public services
The Royal Sussex County Hospital in Brighton, Eastbourne District General and the Conquest Hospital in Hastings each rely on clinicians and specialist staff on fixed-term placements.
The London commute and Gatwick
Brighton, Lewes, Haywards Heath and Burgess Hill sit on the main line to Gatwick and London, which makes them a practical base for relocating professionals working in either.
Properties that work in East Sussex
Flats in Brighton and Hove, particularly near the station and the hospital, and family houses in Lewes, Eastbourne and the commuter towns along the main line are the properties we can most reliably keep occupied.

Three Steps to a Fully Managed Property
Get in Touch
Contact us via the form or phone. Tell us about your property — location, type, bedrooms, and current situation. No commitment at this stage.
What we need: basic property details and what you’d like from your property.
We Review & Propose
We’ll assess your property and come back to you with a written income estimate, your income floor and a clear breakdown of how our 15% fee works.
What you’ll receive: a written estimate, the proposed agreement terms, and a summary of what we manage on your behalf.
Agreement & Handover
Once terms are agreed, we sign the agreement, arrange any compliance works, and prepare the property for its first occupants. You follow every month’s income in your landlord portal.
What happens next: we confirm the property is the right fit, help bring it to standard where needed, and agree a start date.
No commitment. We'll be in touch to talk it through.
Property management in East Sussex: common questions
- How much do you charge, and what does it cover?
- One fee covers the full service. We keep your property occupied with vetted working professionals, and handle every changeover in between: check-ins and check-outs, professional cleans and inspections, plus maintenance, compliance tracking and your landlord portal. It is a 15% share of the rent your occupants pay, and the other 85% is paid to you every month with a written statement.
- What is the income floor?
- If your payouts across a quarter come to less than 60% of the long-term market rent for your property, we reduce or waive our fee for that quarter to make up the difference, up to the full value of our fee. The market rent figure and the conditions are agreed in writing before you sign.
- Who will stay in the property?
- Working professionals only. Every occupant goes through our vetting process before they are approved, whether they are relocating for work, on a contract placement, or with a company sending staff to the area. We inspect the property regularly throughout.
- Do you take on properties in Brighton that have been used as holiday lets?
- Yes. A property that has been let short-term is usually already furnished and compliant, which makes the handover straightforward. We take it on as a fully managed let for vetted professional occupants, not holiday lets.
