Fully Managed Lettings in the South East
Fully managed lettings for landlords in Kent, Surrey, Sussex, Hampshire, Berkshire, Buckinghamshire and Oxfordshire.
The South East is the country's busiest commuter region and one of its largest employment areas in its own right. Airports, ports, science campuses, garrisons and company headquarters sit within an hour of London, and each of them brings people who need a home for months at a time.
Alali Homes runs properties across the region from start to finish: we keep each property occupied with vetted professionals, handle every changeover, and report every month's income to you through your landlord portal. If you own a house or flat anywhere in the South East and want the income without the letting cycle, we can give you a written estimate.
Where the demand in the South East comes from
Airports and ports
Gatwick, Heathrow's western catchment, the Channel ports at Dover and Folkestone and the docks at Southampton and Portsmouth employ large contractor and shift-working populations that live locally on fixed-term arrangements.
Science, defence and technology
The M4 corridor around Reading, the Oxfordshire science campuses, Farnborough's aerospace cluster and the naval and army bases in Hampshire bring engineers and specialists into the region on project contracts.
Company headquarters and business parks
Basingstoke, Milton Keynes, Slough, Bracknell and Crawley each host clusters of national and international companies whose relocating staff and visiting teams need a managed home near the office.

Three Steps to a Fully Managed Property
Get in Touch
Contact us via the form or phone. Tell us about your property — location, type, bedrooms, and current situation. No commitment at this stage.
What we need: basic property details and what you’d like from your property.
We Review & Propose
We’ll assess your property and come back to you with a written income estimate, your income floor and a clear breakdown of how our 15% fee works.
What you’ll receive: a written estimate, the proposed agreement terms, and a summary of what we manage on your behalf.
Agreement & Handover
Once terms are agreed, we sign the agreement, arrange any compliance works, and prepare the property for its first occupants. You follow every month’s income in your landlord portal.
What happens next: we confirm the property is the right fit, help bring it to standard where needed, and agree a start date.
No commitment. We'll be in touch to talk it through.
Property management in the South East: common questions
- How much do you charge, and what does it cover?
- One fee covers the full service. We keep your property occupied with vetted working professionals, and handle every changeover in between: check-ins and check-outs, professional cleans and inspections, plus maintenance, compliance tracking and your landlord portal. It is a 15% share of the rent your occupants pay, and the other 85% is paid to you every month with a written statement.
- What is the income floor?
- If your payouts across a quarter come to less than 60% of the long-term market rent for your property, we reduce or waive our fee for that quarter to make up the difference, up to the full value of our fee. The market rent figure and the conditions are agreed in writing before you sign.
- Who will stay in the property?
- Working professionals only. Every occupant goes through our vetting process before they are approved, whether they are relocating for work, on a contract placement, or with a company sending staff to the area. We inspect the property regularly throughout.
- Do you take on properties in smaller towns and villages?
- Yes, where there is demand from working professionals within reach. A village close to a science park, garrison or airport can work well. A remote property with no employer nearby is harder for us to keep occupied, and we will tell you honestly if that is the case.
- Is this the same as rent-to-rent or guaranteed rent?
- No. In rent-to-rent, a company leases your property for a fixed rent and keeps whatever it earns above that. We manage the property on your behalf instead: the income is yours, we keep a 15% share as our fee, and you can see every month's income and payout in your landlord portal. The terms, notice periods and responsibilities are set out in writing before you sign.
