Fully Managed Lettings in London
Fully managed lettings for landlords across all 32 London boroughs. Professional occupants, every detail managed.
London has the deepest demand from working professionals in the country, and it is where an empty month costs a landlord most. A conventional let also brings the same cycle of viewings, referencing, gaps and re-lets every year or two.
Alali Homes takes that work off you. We keep your London property occupied with vetted professionals, handle every changeover, and report every month's income to you through your own landlord portal. Our fee is a share of what the property earns, so we only do well when you do.
Where the demand in London comes from
Relocating professionals and project teams
Financial and professional services firms in the City and Canary Wharf, technology companies around King's Cross and Shoreditch, and consultancies placing staff on multi-month engagements all need furnished, managed homes for people arriving in the capital.
Infrastructure and construction
London runs a permanent programme of large construction and engineering projects. The contractors delivering them are placed near site for months at a time and need somewhere to live that is not a hotel.
Hospitals, universities and Heathrow
NHS trusts, the universities and the airport at Heathrow each bring a steady flow of clinicians, academics, crew and specialist staff on fixed-term contracts who want a proper home for the duration.
Properties that work in London
We take on flats and houses across London, from purpose-built apartments near a station to family houses in the outer boroughs. Properties within reach of the Tube, Elizabeth line or Overground and close to the employers above are the easiest for us to keep occupied, and occupancy is what drives your income.
We assess every property individually and take it on where we can manage it to our standard.

Three Steps to a Fully Managed Property
Get in Touch
Contact us via the form or phone. Tell us about your property — location, type, bedrooms, and current situation. No commitment at this stage.
What we need: basic property details and what you’d like from your property.
We Review & Propose
We’ll assess your property and come back to you with a written income estimate, your income floor and a clear breakdown of how our 15% fee works.
What you’ll receive: a written estimate, the proposed agreement terms, and a summary of what we manage on your behalf.
Agreement & Handover
Once terms are agreed, we sign the agreement, arrange any compliance works, and prepare the property for its first occupants. You follow every month’s income in your landlord portal.
What happens next: we confirm the property is the right fit, help bring it to standard where needed, and agree a start date.
No commitment. We'll be in touch to talk it through.
Property management in London: common questions
- How much do you charge, and what does it cover?
- One fee covers the full service. We keep your property occupied with vetted working professionals, and handle every changeover in between: check-ins and check-outs, professional cleans and inspections, plus maintenance, compliance tracking and your landlord portal. It is a 15% share of the rent your occupants pay, and the other 85% is paid to you every month with a written statement.
- What is the income floor?
- If your payouts across a quarter come to less than 60% of the long-term market rent for your property, we reduce or waive our fee for that quarter to make up the difference, up to the full value of our fee. The market rent figure and the conditions are agreed in writing before you sign.
- Who will stay in the property?
- Working professionals only. Every occupant goes through our vetting process before they are approved, whether they are relocating for work, on a contract placement, or with a company sending staff to the area. We inspect the property regularly throughout.
- Do you cover outer London as well as central?
- Yes. We take on properties in all 32 boroughs. Outer boroughs with good rail links, such as Croydon, Bromley, Ealing and Barnet, are often the best fit for contractor and professional occupants who want space and a straightforward commute.
- Do you handle licensing and compliance in London?
- Compliance responsibilities are agreed in writing before we sign, including any borough licensing that applies to the property. We tell you what is needed and who is doing it before you commit.
